Just Bring Me A Buyer - Information That Can Help You Find a Buyer for Your Home

Today we’re going to dive into a critical decision that many home sellers make. Should I list with a real estate agent, or should I just ask an agent or a bunch of agents to just bring a buyer?  Let’s dive into ways to find a buyer for your home.

Over the years our team has met with many sellers who want to sell a home for a variety of reasons and every now and then there’s someone that does not want to market their property or list with a real estate agent which is completely understandable.  There are lots of reasons sometimes they’re going through a divorce and they want privacy maybe they have something going on in their business and they don’t want their business partner to know. Maybe the seller has tenants in the property and wants not to disturb the tenants and maintain that cash flow. Maybe it’s a sports or celebrity person who just doesn’t want the public to know about the sale or maybe the seller just doesn’t want to pay a real estate commission which is completely understandable.

Our team has even had sellers say you know our home is so unique that marketing it in the MLS or with an agent just won’t get it done it’s only a buyer who understands how unique this property is.

 Anyway, there’s a variety of reasons that a home seller may not want to list the property with a real estate agent so I’d like to share with you a story of something that happened with an agent on our team and share with you some strategies on how you can maximize your home’s selling price.

An agent on our team met with a home seller and the seller didn’t want to market the property on the MLS. They were with another agent and I guess they had some kind of a bad experience and they decided that they just preferred not to put it on the market again and go through all that. So what happened is the seller told the agents on our team to just bring them a buyer.

What the agent did the agent had a couple of people in mind that they thought might be a good buyers for this specific property so the agent went to the buyers and mentioned this property was up on a hill beautiful home had views great home thought it’ll be a great property for them the buyer expressed some interest and the agent disclosed the address of the property.

 The agent said that they would meet with the seller and set up a time to show it and the buyer agreed and said that they would get back with them the following day.

The following day the buyer told the agent that they no longer wanted to meet and were no longer interested in the property so the agent thought that was the end of it and came to find out that that buyer had a relative that was a real estate agent and that buyer used their relative to go and submit an offer on that property and eventually buy that property.

When the agents on our team found out they were really upset and they brought it to our team’s attention so there are several ways that that could have been handled a little bit differently the agent.

 In real estate, there’s what’s called a buyer-broker agreement. Basically, that’s an agreement that a real estate agent signs with a buyer that provides compensation for the real estate agent. Those buyer-broker Agreements are completely negotiable between the buyer and the agent.
